titles are creating blocky artifacts on my slideshow......why?

I just can't work out what's going on.

Situation:

I have a normal slideshow. All jpeg images. No video.
I have added a regular piece of music.
There are some fades between some slides.
There are some titles under sections of slides...usually progressing over 2 slides (only 4.5seconds) and the titles also have fades at both ends. I added the fades in from the transition library, not through the motion tab. (because I'm trying to isolate the problem).

Problem: Everywhere a 'title' comes up, such as the red year 7 in this little production here, the following one or two slides, often the second one after the title's appearence' becomes sort of pixellated, blocky artifacts.

I'm producing it in AVCHD. I want the best quality slideshow possible as it's for a Year 12 graduation ceremony.
It's only 8 bits though.

I've taken the titles out, and it all works fine.
So what is causing these blocks? It's only for an instant....(on the beach shot of the 5 or 6 boys) but this occurs every time I ahve one of these titles. The fade isn't smooth from one slide to another. Yet the title's fade is smooth. It seems to be the titles causing it, but not the titles that are affected.

It's definitely the titles. I have a pre-produced clip of all the slides including their transitions and music etc, all in one clip. I excluded the titles. Without the titles it plays perfectly. With the titles added in, it plays perfectly on the 'preview' in CLPD13 but when produced some of the titles mess up the next couple of slides with blocky artifacts.

Some titles have fade effect each end, some a single end, and some no effect, but the manipulation of these makes no difference.
One that has no transition has the same effect on the slide as another with a fade at one end. But not all the titles are affecting the slides. Only some of them.
Now that the main clip is preproduced, the previous transitions, music and other things shouldn't be affecting it. So....what is???? It's driving me mad. Hope you can help.

Turn off the track titles, produce the video without the titles first.Drag the video produced for the timeline.Enable the track titles, producing again.

Another option

Is producing in AVCHD 50i, try AVCHD 50P or 25P

Note: I avoid the overlap effect or title with transition especially if'll save in interlaced mode, (i).

One way to help but need is to post a project here.

Example: save, File, Pack Project Materials, zipping the folder and post here
